Property of the week: An elegant CT home with serene feeling and near amenities

Tucked away on a private road with just four other homes, this custom colonial at 10 Larkins Way is, according to Brigitte Richter, “a very special property.” Richter is half of the Richter & Peck Team at William Pitt Sotheby’s International Realty. Both agents are handling the sale.

“The location is prime,” Richter said.

Larkins Way is on the northeast side of Farmington, making it easy to bypass much of the mid-town traffic to reach West Hartford Center, the University of Connecticut Health Center, and I-84. Downtown Hartford is also an easy commute.

Yet despite being close to stores, services, restaurants, and employment centers, this home feels serene. A nearly two-acre fully fenced lot bordered by mature trees helps, as does the location on a private dead-end street.

Adding to this home’s desirability is its curb appeal, said Sonia Peck. “It is a colonial, but it is not a traditional colonial. The design is very elegant.” This dark brown shingle style home also features a stone facade at both ends of the house. “The trim and shutters are a beautiful Essex Green,” Peck said.

Bolstering its appeal are a circular driveway and a recessed main entrance protected by a portico. “The house is wrapped around a circular driveway so that the three-car garage is on an angle to the main house,” Richter said.

There are more ways that this house diverges from a traditional colonial. While the entry foyer provides access to the living room and the formal dining room, there are two stairways tucked away on each side of the house. As a result, the view upon entering extends to the family room and, thanks to the large windows at the rear of the home, on to the backyard.

“The focal point of the house is the family room with its beautiful stone fireplace and access to the backyard. It has windows all the way around letting in so much natural light. And it has a door for access to a covered porch,” Richter said.

The family room is open to a fancy breakfast nook and the kitchen. It is surrounded by a half wall with wood paneling and columns. “The millwork is exceptional. It’s a very dressy breakfast nook, but at the same time it is so inviting,” Peck said. French doors here provide more access to the covered porch.

“The spacious kitchen has a large window over the sink that faces the backyard. There is lots of storage and there are high-end stainless steel appliances, including a Sub-Zero refrigerator. The cabinets are solid wood, the countertops are granite, and there is a large island with a white quartz countertop. At the end, you can have stools and use it as a breakfast bar, seating up to four,” Peck said. For more formal meals, the kitchen has direct access to the dining room through a butler’s pantry.

Beyond the kitchen a mudroom leads to the three-car garage, a back staircase to the second floor, a pantry, and one of two half baths on the first floor. The other half bath is just beyond the entry while the main stairs to the second floor are in the family room.

The first floor also has a private office at the front of the house adjacent to the formal living room. It features “French doors, a beautiful vaulted ceiling, custom built-ins and an elegant fireplace,” Richter said. It also has more of the hardwood flooring that is used throughout the first floor.

Among the five bedrooms on the second floor, the highlight, according to Peck, is an oversized primary suite. Enter and you will find on the left “a spacious dressing room with a center island. On the right is the luxury bathroom with a large bathtub, a large walk-in shower and two vanities,” Richter said. This luxury bath features a stone tile floor and granite countertops.

“My favorite part of the primary suite is its covered enclosed porch off the bedroom. It’s a quiet spot to enjoy a nice cup of coffee,” Peck said.

There are four more bedrooms on the second floor. Two share a Jack-and-Jill bathroom while two others have a private bath. One of these ensuite bedrooms is located near the stairs leading to the mudroom and garage, suggesting that this home would be ideal for intergenerational living. “There are a lot of options for families that occupy the home, for sure,” Richter said. A laundry room completes the second floor.

A second family room with a fireplace is located on the walk-out lower level. A second lower level room currently serves as a game room. Its size accommodates pool and air hockey tables. A wet bar and a full bathroom complete the lower level.

“One of the best features of the house is the oversized backyard,” Richter said. “It is almost flat with a slight slope. It’s great for entertaining and you could easily put in a pool there.” It also has a beautiful bluestone patio. “Of the five homes on Larkins Way, this yard is probably the best,” Richter added. “It is large, private, and fully fenced.”
